New designs bring multi-family options to Crestmont West

A leisurely stroll along walking paths that dip down into richly forested ravine is just the beginning. Add to that a southwest location, 20 minutes from downtown, 40 minutes from the mountains and with the new connector to Old Banff Coach Road, a hop, skip and a jump to all of the amenities on the west side of Calgary.

“There is really nothing that can compete with this,” says Ismahan Omer, sales manager for Partners Development Group’s Arrive townhome product.

“It’s a really unique community that will have everything within walking distance,” she says.

Launched in late 2017 with a spate of single-family offerings and as an extension of the established estate community of Crestmont, Crestmont West’s affordability is set to skyrocket with the infusion of multi-family designs.

Homes by Avi and Partners Development Group recently unveiled new townhome, villa and paired home designs in the community; many are design firsts to hit the market.

“These really bring a new price point to the community, with a brand new mix of homes that will appeal to both first time buyers and downsizers,” says Laura Field, marketing co-ordinator at Qualico Communities, the developer behind Crestmont West.

Partners Development Group is offering six attached townhome designs that span a broad range from single-level bungalow-style homes to two-and-three storey options, some with lower-level development.

The villa-style attached bungalow townhomes feature one or two bedrooms with sunshine or walkout lower levels that can ratchet up the living space, adding up to two additional bedrooms to the plan. “These are just phenomenal. They have huge, beautiful main floors with vaulted ceilings,” says Omer.

Depending on the model, the multi-level townhomes offer generous sizing, ranging from 1,337 to 1,900 square feet, some with four bedrooms.

All are new iterations of Partners’ Arrive brand, a successful design that has launched in new communities throughout the city. Homes are crafted to Built Green standards, come with either a single or double-car garage and have Class A fire rated exteriors.

Similarly, Homes by Avi is offering a new addition to the design collection — paired Terrace Homes, with distinctive Craftsman and Prairie architecture that couple three-bedroom, two-storey homes with one- or two-bedroom bungalow-style homes.

“All of the homes have their own yard and back out onto a walking path and ravine. There is so much privacy,” says Rut Kaufman, Homes by Avi sales manager in Crestmont West.

With frontages spanning 24 feet for the two-storey design and 30 feet for the bungalow model, homes have an expansive feel.

“They are all single-family layouts, so they are quite wide; we have just paired them together,” says Kaufman.

The homes are built on a cul-de-sac. Bungalow square footages range from 1,195 to 1,465 with lower-level development adding another 1,000 square feet, while townhomes span 1,733 to 2,200 square feet of living space. Finishing the lower level will give the kids up to 500 square feet of extra room to romp and play.

“This is the first time for this product line and we really wanted to build something that would work for downsizers and for families with kids, so we wanted to make them move-in ready,” says Kaufman.

Homes feature an attached double-car garage, are fully landscaped and fenced with a rear deck.

Buyers can choose from four bungalow models and eight two-storey designs, each with their own customization and options.

“There is a lot of selection for people,” says Kaufman.

Amenities in the area include established parks, there are over 19 of them, a community hall with a spray park and a new pond with four-acre park, pergola and play structure.

In 2019, Partners Development Group will be adding to the retail mix with a 10,000-square-foot daycare, and a collection of hand-picked boutique retail and professional services.
